Inspection Only

I offer an Inspection Only Service to interstate and overseas clients, Buyers Agents and Developers. I will physically inspect a property. Then provide a short video and a written report on the property’s viability.

Auction Bidding Only

I represents clients for Auction day bidding. Did you know. You have a better chance at winning at auction if you don't go yourself. This is because when you really want something your body language can give you away. Your body language will let others know your limit, just by looking at you. For example, men will stand with arms tightly folded across their chest when they really want to win at a property auction. Sending a Buyers Agent gives you a greater chance of winning an auction. It is alot less stressful to sit in the comfort of your own home, and listen to the auction via phone or zoom. You as the client set the price you are willing to pay. This assures there is no chance of overpaying in the heat of the moment.

How my Buyers Advocacy Process Works

Step 1 - Contact Us

Interested, keen to know more.

Contact Rachel for an obligation free chat.

Step 2 - Discovery Call 5-15mins

We discuss your property search status to date, how long you have been looking, properties you missed out on etc. I determine, if I can assist.  

I do not take everyone it needs to be a good fit..

Step 3 - Strategy Call 45-60mins

We chat over all your property wish list, all your wants, needs and must haves. Through listening and questioning.

I gains a in-depth understanding of your dream property.

Step 4 - Proposal

Rachel prepares a personalised video proposal,

outlining services, strategy and costs.

A Buyers Agency Agreement is sent for signature.

Step 5 - Retainer

Once a retainer is paid by the client,

Rachel commences property research.

Step 6 - Search

Rachel commences an extensive property search. Speaking with all the local agents, viewing advertised properties along with off-market and pre-market properties, to find your perfect home.

Step 7 - Shortlisted Properties

Now the fun part! Rachel provides a list of shortlisted properties,

Rachel schedules inspections, at a times you prefer.

Step 8 - Due Diligence

Scheduling all required building and pest property inspections.

Checking school zones, flood zones, fire zones and more...

Step 9 - Negotiation / Auction

Rachel negotiates on behalf of the buyer to secure the property.

I always aim to secure the property for LOWEST PRICE possible.

If the property goes to auction, I will bid at the auction on behalf of the buyer.

Step 10 - Property Settlement

On the day of property settlement Rachel conducts the final property
inspection, to ensure a smooth property settlement handover.
Final payment of Buyers Agent fee is due at exchange of contracts.
